A one-time inspection / bid, or a yearly membership.
Second homes, cabins, rentals, Airbnbs, and year-round houses. Same memberships. The hard part up here is getting a contractor to show up. That is what the $99 Inspection / Bid is for. We show up.
Inspection / Bid and Essential cover the house and attached garage. Preferred steps up when you have more than one roof to cover. Unused repair money does not roll over. It is not refunded.

Same yearly inspection and report as Essential, sized for more than one building.

The visit
Inspection / Bid is not a repair visit. If we have the materials, we can do the work that day. If we don’t, we quote it and put you on the schedule. If the roof needs to come off, we bid it. Essential and Preferred include labor and materials up to the plan amount, and a debris clean if the roof is safe.
What is inspected
If something needs work, it is photographed and listed in the report.
- Shingles or metal panels
- Screws on metal roofs
- Flashing at walls, chimneys, and roof-to-roof joins
- Pipe boots and sealant
- Valleys and eaves
- Ridge and vents
- Stains or leaks visible from below
- Debris that holds water or snow
- Ice along the eaves and snow load

The roof needs to be replaced. We quote it and we install it.
Small repairs included
Inspection / Bid does not include repairs. If we have the materials, we can do the work that visit and bill it separately. If we don’t, we quote it and put you on the schedule. Essential up to $100 in labor and materials. Preferred up to $200 in labor and materials. Past that amount, we price the extra work first. Preferred is 10% off that extra labor. Unused amount does not roll over.
1. Resealing a pipe boot
Caulk cracks and leaks. Resealed as needed.
2. Tightening and replacing loose fasteners on metal roofs
Wind backs screws out. They get tightened or replaced.
3. Replacing a few pipe-jack or flashing screws
Screws working loose around a pipe or flashing.
4. Small flashing reseal
A short run of failed sealant. Not a chimney rebuild.
5. A handful of loose or missing shingles
A few that came off, if the rest of the roof is in good shape.
If you need a new roof
A new roof is quoted separately. We install it. If you hire us for that job, the $99 Inspection / Bid comes off the new roof price. Membership work already done is not refunded.
Christmas lights
Yearly hang and take-down. Extra, not in the membership. Price depends on the house and how many strands. Your lights or ours. Members get preferred pricing or a credit. Call for a quote.
Not in the yearly price
- Extra buildings past what’s included — quoted. Preferred is multi-building and commercial.
- Unused repair money — no rollover, no refund.
- A new roof or tear-off — quoted separately. If we install it, the $99 Inspection / Bid comes off that job.
- Christmas lights — extra. Yearly hang and take-down. Members get preferred pricing or a credit.
